RentSniper ("RentSniper," "we," "us") is a limited liability company based in Bulgaria. Questions about these Terms can be sent to info@rentsniper.io.

By creating an account or using rentsniper.io (the "Service"), you agree to these Terms and Conditions ("Terms"). If you do not agree, do not use the Service.

RentSniper is a rental-search monitoring and alert service. It lets a user define search criteria such as city, price range, rooms, keywords and exclusions, and then attempts to detect matching rental listings from third-party sources and send an alert linking the user to the original source. The product is designed to reduce manual searching and improve speed of discovery.

RentSniper is not a landlord, tenant, property manager, estate agent, relocation agent, immigration adviser, accommodation provider, broker, guarantor, insurer or party to a rental contract. Any lease, viewing, deposit, application, fee or other transaction is solely between the user and the relevant third party.

You must provide accurate information when creating an account or search profile. You are responsible for maintaining the confidentiality of account credentials and for activities carried out through your account. RentSniper may refuse, suspend or close accounts used for fraud, abuse, unlawful activity or material breaches of these Terms.

The Service is not intentionally directed at children. Do not create an account for a child or submit a child's personal data unless this is lawful and necessary.

Search profiles are user-defined instructions. RentSniper may not detect every listing matching those instructions, and filters may produce false positives or false negatives. Scan frequency and alert-delivery times are targets or product characteristics, not guaranteed response times. Third-party platform outages, access restrictions, changes in page structure, rate limits, network failures, message-provider delays and other events can affect coverage or timing.

Where RentSniper provides a freshness timestamp, it may reflect when RentSniper first detected a listing, not when the original source first published it. A listing may have been seen by other users before RentSniper detects it.

Listings, descriptions, prices, images, contact details and other information originate from third-party sources or other external data. RentSniper does not own or control those sources and does not guarantee that a listing is genuine, lawful, available, complete, accurate, current, affordable, suitable or free of hidden conditions.

Any "scam", "fake", "verified", "deal score", "under market", "no broker", or similar signal is an automated or human-assisted indicator only and is not a guarantee that a listing or person is legitimate. Users must carry out their own checks before paying money, sharing documents, travelling to a property, signing a lease or otherwise relying on a listing.

RentSniper generally aims to show limited preview information and a link to the original source rather than republishing full third-party listings. The source may impose its own terms, restrictions or access requirements. Users are responsible for complying with those source-specific terms when visiting or using external platforms.

The Service contains links to third-party websites, social networks, messaging services and other sources. RentSniper is not responsible for the content, security, availability, privacy practices, terms, prices or conduct of third parties. A link does not mean RentSniper endorses the linked source or listing.

You must not:

• use the Service for unlawful, fraudulent, abusive, deceptive or harmful purposes;
• scrape, crawl, reverse engineer, overload or systematically extract data from RentSniper except where expressly permitted in writing;
• use automated means to create accounts or circumvent security or access controls;
• use RentSniper alerts or third-party contact information to harass, spam, threaten or impersonate another person;
• resell, redistribute or commercially repackage RentSniper outputs except under a written enterprise agreement;
• attempt to bypass technical limits, account restrictions or paid-service limits.

Before paid launch, "Join waitlist", "Gain free access" or similar features may only collect registration or contact information for onboarding, product testing or communications described at the point of collection. A waitlist registration does not guarantee access, a free trial, any particular functionality, or a launch date.

Paid plans may be sold by RentSniper as fixed-duration passes, not automatically renewing subscriptions. The current planned structure is a 14-day Scout pass, 30-day Sniper pass, 90-day Pro pass, and bespoke Enterprise arrangements. Actual prices, included features, coverage and limits displayed at checkout will prevail over illustrative website content.

A paid pass starts when the order is accepted and payment is successfully confirmed, unless the checkout states another start date. A pass expires automatically at the end of its stated period and does not auto-renew unless a separate written arrangement says otherwise. Enterprise services are subject to an order form or statement of work.

Where EU consumer law grants a right of withdrawal, nothing in these Terms removes that right. Before a paid Service begins during the withdrawal period, checkout must obtain the consumer's required express request/consent and provide the legally required acknowledgement. Where withdrawal is exercised after performance has properly begun at the consumer's request, any amount lawfully due for the portion already supplied will be handled in accordance with applicable consumer law.

Prices are displayed at checkout. Unless the law requires otherwise or an applicable written order says otherwise, RentSniper does not charge recurring fees for standard passes. Refunds are governed by applicable consumer law, the checkout terms and any specific refund commitment shown for the purchased plan. Fraudulent or abusive use may disqualify a user from discretionary refunds, subject always to mandatory law.

Service alerts may be sent by the channels selected by the user, including email, SMS and WhatsApp where offered. Transactional alerts are part of the Service. Marketing communications are separate and will only be sent where a valid legal basis and any required consent apply. Users must keep contact details current and ensure they can receive messages from RentSniper and its communication providers.

RentSniper and its licensors retain rights in the RentSniper website, software, interfaces, branding, databases, models, documentation and original materials, except for third-party content. The user receives a limited, non-exclusive, non-transferable right to use the Service for its intended purpose during the applicable access period. No ownership of RentSniper software or database rights is transferred to the user.

RentSniper is an evolving startup product. Features, supported sources, cities, alert channels, scan intervals and detection methods may change. RentSniper may suspend or discontinue a feature, source or the Service where reasonably necessary for security, technical, legal, commercial or third-party reasons. Where mandatory consumer rights apply, they are preserved.

To the maximum extent permitted by law, the Service is provided on an "as available" and "as is" basis. RentSniper does not warrant uninterrupted operation, complete source coverage, a particular alert time, a successful rental search, that the user will be first to contact an advertiser, or that any listing will be genuine or available.

To the extent permitted by law, RentSniper is not liable for indirect, incidental, special or consequential losses, loss of opportunity, loss of accommodation, travel costs, deposits paid to third parties, loss caused by a third-party listing, or loss arising from external services or source outages. Nothing excludes or limits liability that cannot legally be excluded, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or mandatory consumer rights.

For business users, and to the extent permitted by law, RentSniper's aggregate contractual liability arising from a Service in any 12-month period is limited to the fees paid by that customer to RentSniper for the affected Service during that period, unless a written enterprise agreement provides otherwise.

A user may stop using the Service at any time. RentSniper may suspend or terminate access for material breach, suspected fraud, security risk, unlawful conduct, source restrictions, or operational necessity. Termination does not affect rights or obligations accrued before termination.

Personal data is handled according to the RentSniper Privacy Policy. Where RentSniper acts as a processor for a business customer, the parties will use an applicable Data Processing Agreement.

Questions or complaints should be sent to info@rentsniper.io. RentSniper will make reasonable efforts to review complaints promptly. For EU consumers, mandatory statutory complaint and redress rights continue to apply. The EU online dispute resolution platform should not be referenced because it has been discontinued.

For business users, these Terms are governed by Bulgarian law and disputes are subject to the competent courts of Bulgaria, unless mandatory law requires otherwise. For consumers, the choice of Bulgarian law does not deprive the consumer of protections that cannot be contractually excluded in the consumer's country of residence, and mandatory jurisdiction rules remain applicable.

RentSniper may update these Terms to reflect product, legal or operational changes. The current version will be published with its effective date. Material changes affecting existing paid contracts will be handled in accordance with applicable law and any contractual notice requirements.

If a provision is unenforceable, the remaining provisions remain effective. These Terms, together with any order form, plan-specific terms, Privacy Policy, Cookie Policy and DPA where applicable, form the agreement governing the Service.

The Service may monitor or receive data from rental portals, social-media pages/groups, messaging communities, APIs, public pages and other third-party sources. Coverage is source-dependent and can change without notice. RentSniper does not guarantee that a source permits monitoring, that source data may be used for every purpose, or that a third party will continue to make its data available.

Current website statements about scan frequency, delivery time, source count, cities covered, "verified" or "real" listings, market scores and user numbers are solely marketing/product claims.
