Where to search and how to apply
The city points social housing applicants to DAK Regio Utrecht, the new WoningNet site. Utrecht University warns that student housing is limited and in high demand; its reserved accommodation is for eligible students and is not guaranteed.
For private listings, keep the original advertiser's application process and requirements in view. A saved search helps you notice matching listings; the landlord or agency decides whether to offer a viewing or tenancy.
Before you pay anything
- Separate the basic rent from service costs, utilities and the deposit before you compare two listings.
- Confirm that the address permits municipal registration at the town hall.
- Inspect the home in person or arrange a credible live video viewing.
- Confirm the advertiser is actually authorised to let the property.
- Read the written contract and any eligibility or permit conditions.
- Run the Huurcommissie Rent Check for a regulated home or room.
For agreements dated from 1 July 2023 the deposit ceiling is two months' basic rent, and an agency engaged by the landlord cannot also charge that tenant a mediation fee.
