Renting in Rotterdam

In Rotterdam, crossing the river can change your commute more than moving farther from the centre on the same bank. Search by transport connection and housing type, then judge each offer on its address rather than on a broad north-versus-south stereotype.

What the rental market data says

Market snapshot · Q2 2026

New unregulated-sector tenancies in the Pararius sample. Not a citywide median, a room price or a quote for any particular home.

The Pararius Q2 2026 unregulated-sector measure for new tenants was €22.79 per m², up 7.8% from Q2 2025. It is a segment average per square metre, not the monthly price of a typical Rotterdam home.

Rent per m² · five largest cities · Q2 2026

A per-square-metre figure is not a monthly apartment quote: a 40 m² studio and an 80 m² home can have different per-m² rents, charges and furnishing. Compare current listings with the space and condition you actually need.

Areas to include in your Rotterdam search

Editorial starting points, not a price or safety ranking. Always judge the exact address and your real door-to-door journey.

01

Kralingen

A sensible starting point for Erasmus University Rotterdam or eastern workplaces. Its popularity means you should also search adjacent districts.

02

Blijdorp and Bergpolder

Try these if a northern location and access to Rotterdam Centraal matter; check the building, insulation and street noise.

03

Delfshaven

An option for older housing and western routes. Compare the exact block and cycling journey; one neighbourhood name covers many different settings.

04

Kop van Zuid and Katendrecht

Explore for newer apartments or riverfront living. Verify whether service charges, parking or furnished premiums change the final cost.

Where to search and how to apply

For housing association rentals, register and search through Woonnet Rijnmond. Erasmus University Rotterdam says it reserves rooms for approximately a quarter of incoming international students, so most must also look in the private market.

For private listings, keep the original advertiser's application process and requirements in view. A saved search helps you notice matching listings; the landlord or agency decides whether to offer a viewing or tenancy.

Before you pay anything

  • Separate the basic rent from service costs, utilities and the deposit before you compare two listings.
  • Confirm that the address permits municipal registration at the town hall.
  • Inspect the home in person or arrange a credible live video viewing.
  • Confirm the advertiser is actually authorised to let the property.
  • Read the written contract and any eligibility or permit conditions.
  • Run the Huurcommissie Rent Check for a regulated home or room.

For agreements dated from 1 July 2023 the deposit ceiling is two months' basic rent, and an agency engaged by the landlord cannot also charge that tenant a mediation fee.

A practical search plan for Rotterdam

Split your map by the river

Make two map searches divided by the Nieuwe Maas, then test the bridge, metro or tunnel you would actually use at rush hour. Keep a separate room search if you are open to sharing. Ask whether a listing is bare, upholstered or furnished before comparing prices.

  1. 1

Prepare a short introduction, move date, household size and proof of income or study status; share sensitive documents only through a verified application process.

  2. 2

Check whether the quoted figure is basic rent or all-in rent, and budget separately for utilities, service charges and moving costs.

  3. 3

Before paying, confirm the property and advertiser, written contract, address registration and any applicable rental or occupancy permit.
